Accredited Investors – Who can use a DST?
Wally Smith:
“Erin, we mentioned something in passing but we ought to spend a little time on it. Accredited investors, a lot of the DST solutions we talk about require that you be accredited.”
Erin Crowley :
“Correct, because it’s a securitized…real estate, yes. And can only be sold by…”
Wally Smith:
“…registered representatives.”
Erin Crowley :
“So not everyone is going to be able to qualify for a Delaware Statutory Trust.”
Wally Smith:
“But anybody with a real piece of real estate they’re going to exchange, can use your services to be the intermediary into another piece of real estate.”
Erin Crowley :
“Absolutely.”
Wally Smith:
“But just not the Delaware Statutory Trust. We spend a lot of time on the show about that because it relieves the pressure that realtors feel. Realtors have long-term investors that they love to see cash in, ring the cash register, get out of the act of management. But where are they going to put the money? What are they going to do with it? Where are they going to put the new investment? So DST is something that can help them with that. But again, to use that particular tool, you do have to be an accredited investor.”
