Real estate investors: Sell or hold?

To sell or not to sell…

That is the question—one of the most common questions we get.

How do you know if it’s the right time?

I recently spoke with a client who owned a large commercial property—a single-tenant, triple-net lease that had been generating consistent income for years.

On paper, it looked like the perfect investment. But when we dug deeper, the question came up: Does it make sense to keep this property, or is it time to sell?

The decision to sell or hold shouldn’t be based on impulse or emotions. Here’s what we encourage our clients to consider:

1. Is the property still profitable?

If the numbers are solid and the property is providing the income or growth you need, it might be worth holding onto.

2. Does it align with your long-term goals?

Just because a property has performed well doesn’t mean it fits into your current strategy. If your lifestyle or objectives have changed, your investment portfolio should reflect that.

3. Are you working harder than you should for your passive income?

Managing properties can be time-consuming and stressful. One client of ours wanted to take a fishing trip, only to have it cut short by a property emergency. That’s when he decided to sell.

Sometimes, what once worked for you is now holding you back.

Remember, we’re not always going to recommend selling.

If the timing or market isn’t right, it may make more sense to hold on. But making that decision based on numbers—not emotions—can make all the difference.
