We help real estate investors to create a more tax-efficient, diversified portfolio through our proprietary process that aims to transition to passive management, and customize real estate investment to seek personalized goals.

Step One. First Contact

Whether you found us through our podcast, at an event, on one of our videos, or somewhere else, once you schedule a phone call through our systems, your phone call will be scheduled with one of our team members.

You will receive an email confirmation (and text message if you should choose) with the time and date of your scheduled phone call.

Step Two. Strategy Phone Call

Your strategy phone call is a twenty minute phone call for us to get to know each other. We will ask you some questions to figure out if and how we can help. We'll outline our process and discuss any questions you might have.

The only expectation at the end of this phone call is that we answer two questions together:

1. Is there something we can help you with?
2. Would you like us to?

If the answer to those questions is "yes", then we will schedule a Purpose Meeting together.

Step Three. Purpose Meeting

Your Purpose Meeting is a chance for us to really dive deep into your 1031 exchange situation, the mechanics of how your real estate investment is working, as well as how it is providing for your cashflow and tax efficiency.

We will talk through our process and the analysis we will do on your behalf, and will have a chance to talk through any questions you may have.

Step Four. Analysis

The Analysis stage of our process is where we are able to perform analysis on your Purpose and all of the data you have given us surrounding your real estate.

We have a series of reports and tools designed to seek the optimal path forward to task your real estate with accomplishing your Purpose. This analysis will inform our findings and recommendations to present you with what we believe is the optimal strategy for your 1031 exchange.

We find that most people pursue real estate and other alternative investments for some combination of three reasons: income potential, historically low correlation with stock market volatility, and tax efficiencies. We keep these goals in mind throughout our analysis.

Return on Equity Analysis

Many investment real estate owners wisely know to pay attention to the cashflow generated by their investments. What many people unfortunately overlook is the potential income generating power of their properties. This can lead to a relatively low return on equity (ROE). This is a cornerstone element of the analysis we provide. We analyze your current ROE and compare it against the potential earning capacity of that equity.

Tax Efficiency Analysis

Potential tax deferral is a leading reason for pursuing a 1031 exchange. Many investors don't realize that the exchange itself isn't the only force affecting the taxes on your real estate investment. Investors leave tax savings on the table in the form of more advanced strategies such as segregated depreciation. Depending on the situation an investor may end up with significantly greater tax-sheltered income than before the exchange.

Portfolio Allocation

Portfolio allocation is the culmination of the analysis we provide. After discussing your goals and priorities for your real estate, we will tailor our analysis and recommendations to align with your stated objectives. This may include recommendations from one or several different asset classes, geographies, sponsors, properties, and more.

Step Five. Portfolio Meeting

Your Portfolio Meeting is perhaps the most exciting part of your 1031 exchange strategy journey. This is when we get the chance to present to you our findings and recommendations. After we have completed all of our analysis, and after any of your questions or items are clarified, the only thing left to do is to implement your 1031 exchange strategy.

We will guide you through this whole process. From realtors, to qualified intermediaries and tax professionals, we maintain strategic partnerships within the industry in order to provide you with guidance anywhere you may need it.

Step Six. Ongoing Strategy

We look at the closing of your exchange as the beginning of a long and fruitful relationship together for generations to come.

You may have a single 1031 exchange, or you may be looking at a strategy for a series of exchanges or even a whole portfolio. Whatever the situation, our team is here to help you with your real estate strategy as a whole.
